A citizen of the world, I was born in South Africa and lived in Bermuda and England prior to moving to the US in 1983. After living in Los Angeles for a few years and working for Warner Bros. marketing movies, I moved to New York in 1990. I launched my real estate career at Klara Madlin Real Estate in 1999, and in 2005 I became a partner and co-owner of the company. In 2012 I was awarded the First Prize in the prestigious REBNY Deal of the Year awards. This honor is awarded to the real estate brokers who close the most complicated deal of the year and shows extraordinary ability and skill in overcoming seemingly overwhelming obstacles to close a deal. In 2022, I started my own residential real estate brokerage, Ann Ferguson, LLC, joined by my existing team of 15 experienced agents and my mentor Klara Madlin. We are excited for this new chapter and evolution of our firm - continuing to deliver the same exceptional customer service to our clients.
I came to real estate from a decade-long career in the entertainment industry where I held various executive marketing positions at Warner Home Video Inc., Atlantic Records, and Interscope Records. My extensive experience marketing entertainment worldwide had prepared me very well for marketing and selling real estate in the cultural melting pot that is New York City.
I take great pride in my ability to deliver an accurate listing price and market analysis for each home. Selling a home is a collaborative effort between the homeowner and their broker. I work diligently with each homeowner to create a customized, comprehensive, and effective marketing and advertising campaign for their home. I manage each phase of the sales process to ensure a seamless transaction for my clients and to achieve the highest market price.
I am one of a select group of Realtors® in Manhattan who has earned the professional “Accredited Buyer Representative” designation (ABR®). As such, I have a comprehensive understanding of buyer representation. I enjoy applying my knowledge and extensive experience to working with purchasers and welcome the challenge of finding their elusive “needle in a haystack”. Open communication is the key to a successful broker-client relationship, and I listen very carefully to my client’s wish lists and only show them properties that fit their requirements and specifications. I follow the market closely and send my customers new listings to review as soon as they come on the market. This gives my buyers a competitive edge which is essential when looking for a home in New York City.
